South Franklin Circle has billed itself as an “active adult community”, and was definitely built with activity in mind. OCP was intimately involved in the construction of seven high end condominium buildings and an Assisted Living building, along with the focal point being a Community Center complex. The three story Community Center is a hub of activity with a pool/sauna, market bistro, weight room, studio, kitchen, dining areas, business center, auditorium, health clinic, and much more.

OCP was contracted to perform work related to fireproofing, light gauge metal framing, drywall, doors/frames/hardware, carpentry including intricate millwork/casework elevations, and specialty products. As a part of this contract, OCP worked closely with our client to facilitate the installation of products furnished by others outside of our organization. In addition to our base contract, OCP was also contracted to provide customization of the residential suites outside of the documents following a design-build schematic, directly meeting the needs of the actual residents as requested by our client.

Lean Construction Methods were implemented by OCP to meet the demands of this large project that included a tight and uncompromising schedule. Some Lean methods included in our operations were a visual workplace, six-week look ahead schedules, daily huddles, and the 5 S’s (Sort/Store/Shine/Standardize/Sustain) in order to properly manage OCP’s diverse scope of work on the project.

Overall, the success of this project can be measured by customer satisfaction and on-time completion. OCP is proud to have been a part of such an expansive project that was comprehensively prepared for the Grand Opening of 254 condominium suites that included approximately 370,000 total square feet of living space and met the high expectations of such a wide array of customers in a 16 month total duration.
