The Peninsula in downtown Columbus is a brand new waterfront development destination. The new district will feature apartments, retail, and a grocery store all on the banks of the Scioto River. As part of this development, One at the Peninsula is a mixed-use apartment community featuring resort-style luxury amenities. Twenty percent of the apartments will be set aside for affordable housing.
The community will feature a rooftop clubroom, patio, pool, and fitness room.
OCP’s scope of work includes setting prefabricated building panels as well as installing joists and decking. OCP was selected for the job due to their vast experience installing structural shell packages. Light gauge steel framing solutions accelerate the schedule on mid-rise projects by minimizing the site laydown area and manpower requirements, ultimately saving the project time and money.
The prefabricated building panels arrived on site with windows preinstalled. Special consideration was given to keep the windows intact when putting them in place. The panelized system expedites the building process and provides a superior structure. One floor is 17,881 sq ft and takes only twenty working days to complete with sixteen OCP team members.
Because the project is one of many redevelopment projects in the area, site laydown is challenging. OCP is utilizing lean principles with their delivery processes as well as stocking and stacking materials. Joists are carefully packaged and assigned their area ahead of time to prevent additional work on site.
Due to OCP’s expertise in mid-rise infrastructure and industry recognition, they were also selected to provide services on the hotel next door.
The estimated date of project completion is December 31st.
